Rental Criteria Requirements:
Credit History: 650 or above. Credit score will determine deposit
Income: Must provide verifiable proof of 2.5 times the rent amount (gross monthly income)
Rental History: At least 2 years of favorable rental history or home ownership. Friends or family are not a valid history. Late payments, NSF, lease violations, or evictions may result in denial. Less than 70% of on-time payments may result in denial.
Proof of verifiable income: 1 year of verifiable income. Examples: 30 days of most recent pay stubs from employer, new job offer letter signed and dated, benefits award letter dated, annuities, vouchers, public benefits, Social Security, retirement benefits, etc. Self-employed must provide signed tax returns with Schedule C for the 2 most recent years.
* If one of the qualifications is not met, the applicant will need a co-signer. Co-signers must meet all qualifications in addition they must make 5 times the rent and a credit score of 650 or above. Can have multiple cosigners to meet the 5 times requirement.
No applicant (occupant or resident) may have been convicted or had adjudication deferred when the crime is of a property, assaultive, illegal drug manufacture and/or sale, sexual or other nature representing a potential risk of damage of the property, its residents, and its owners. Crimes that result in automatic rejection include rape, sexual nature, stalking, murder, molestation, child endangerment, involvement with a minor, assault, robbery, arson, kidnapping, drug sales or manufacture, burglary, terrorism, felony theft, parole violation, and manslaughter within 7 years. Your application will be processed, and based on the information provided to us, if you do not meet the above criteria, your application will be denied.
One 25 lb. pet is acceptable per the HOA. $20 Pet monthly fee applies.
